Council Approves Rural Subdivision Near Township Road 620
MD of Bonnyville council has approved a rural subdivision application despite a recommendation from administration to refuse it.
Council voted to approve Subdivision Application 2025-S-019, allowing the creation of a 14-acre parcel from a previously subdivided agricultural quarter section located about 1.75 kilometres north of Township Road 620.
Why the application was approved
Administration explained the application complied with provincial legislation and the Municipal Development Plan but exceeded the maximum parcel size allowed under the Land Use Bylaw.
“The application complies with the Municipal Government Act, the Municipal Development Plan, and the Lower Athabasca Regional Plan,” administration said, noting the issue was limited to parcel size.
The applicants selected the parcel configuration due to site constraints.
“The applicant selected this parcel size primarily due to the presence of an existing natural gas line, which limits the ability to relocate the septic system,” administration told council.
No objections were received from adjacent landowners or referral agencies.
Council approved the subdivision under an alternative provision of the Land Use Bylaw, subject to conditions.
